Oceano California; Famous for Its Sandy Beach You Can Drive On

Oceano is one the “Five Cities” bordering: Arroyo Grande, Grover Beach, and Nipomo and on the West, the Pacific Ocean, making Oceano the longest sandy beach on the Central Coast.

Oceano is the gateway to Oceano Dunes State Vehicular Recreation Area, where there are 1,500 acres of coastal sand dunes, and the only California State Park you can drive on. You can swim, surf, dig for clams or just take stroll on the shore and watch the sunsets. You can also camp in your car right on the beach.

Are you a pilot?  Oceano, uniquely, has a small airport that you can fly into, park you airplane for only $10.00, and walk to the beach. If you live nearby you can store your airplane on site for as little as $75.00 a month, plus there are also a few hangar rentals available.

If you like nice weather, the normal Oceano low range annual temperature average is 48°F while the average high is 70°F.

There are a few highly rated restaurants in Oceano offering burgers, deli food, Mexican food, and even rock and roll diner built in an old train car. If you love candy, you will want to stop by California Coast Candy located right next to the entrance to the dunes on Pier Avenue.

Have you ever dreamed about owning an ocean front home? The Oceano strand, located to the south of Pier Avenue, has several homes right on the sand. Prices for beach front homes are the lowest in California, and you can find homes only a block or two from the sand that are modestly priced as well.

Nipomo California; a Historic Village with the Best Climate in the Nation

Nipomo is a pleasant historic village located between Santa Maria and the Arroyo Grande/Nipomo Mesa. Nipomo is the gateway to the California State Park, Oso Flaco Lake, with a walking trial to the Guadalupe-Nipomo Dunes. Turn Yellow Plastic Back to White for $2.00 with Salon Care and Sunlight

If you have white plastic in your home, most likely some of the plastic has turned yellow. I have discovered you can buy a 4 oz. bottle of Salon Care 40 Volume Cream for $1.99 (From Sally Beauty) add sunlight to turn yellow plastic back to bright white.

This video demonstrates how to apply and the results on a bathroom an exhaust fan cover that has yellowed and turned back to white.

I tried using a black light, but it took days and the results were not as satisfactory. Using Sunlight only, and Salon Care, the results were amazing.

You will not believe it until you see the video.

Grover Beach; a Historical Beach Town built in the 1800’s

Grover Beach is a small funky beach town located between Pismo Beach, Arroyo Grande and Oceano and is part of the five cities. Located near the beach and originally promoted in 1887 as, “the place where the tide lands and the rails meet.”

About the Cities Name
Grover Beach was originally called the Town of Grover in 1887, and then change to City of Grover City in 1959, and finally the name was changed to Grover Beach in 1992 to emphasize the seaside location.

Recreation
Grover Beach is located right on the ocean with the gateway to one of the nicest sandy beaches you have ever seen, and the Pismo Dunes where people can drive ATVs.

Just want to spend the day at the beach? You can drive your car right up to the ocean edge, which is great after a working all day, showing of to your visiting out of town friends, or laying or sun bathing. You will not have look for a parking space and carry out the beach chairs, towels and sand toys.

After parking your car on the beach, you can: ride horses, go swimming, look for clams, go boating, or running. You can even have a roaring campfire or stroll with your love one on the water’s edge.

If you enjoy dinning, there are several restaurants to choose from offering: Mexican, Asian, Barb-Q and plan old American food. Most of the restaurants are modestly priced allowing you to dine more often with having to travel too far.

Climate
Grover Beach as a warm-summer Mediterranean climate.
This region experiences warm, but not hot, dry summers, with no temperatures above 72 °F.

Retirement
If you want to retire in Grover Beach and have always wanted to live near the ocean; Grover Beach has its own city government, police department, and fire department. The nearest hospital is in Arroyo Grande, which is a short distance away. So, you do not have to worry about emergency services if you need them. If you can’t drive anymore, Grover Beach Amtrak is the only train station in the five Cities.

Housing
Many of the homes in Grover Beach are modestly price and affordable for either a second or primary home. There are a variety of neighborhoods to choose from, large homes with hilltop panoramic ocean views, to modest cottages near the water.

If your dream is to own an affordable home near the ocean, you should consider Grover Beach. Due to its location, warm climate, unlimited recreation, and good value, Grover Beach is clearly a great area to invest in on the Central Coast of California.

Avila Beach – California’s Hidden Secret

Avila Beach, California is clearly the nicest place on earth to live. The main reason is the amazing, almost perfect weather. Homes are located on or near the Pacific Ocean and unlike other coastal communities, there is very little fog. Temperatures tend to be warmer as Avila Beach is located in a protected cove.  When the fog rolls in from the ocean, it bypasses Avila Beach and moves into Pismo Beach instead.

Downtown Avila Beach – Before the 24 thousand gallon oil pipeline break in 1992, Avila Beach was a sleepy, funky, beach town.  After Unocal paid $200 million to clean up Avila, gone were the dive bars, low-rise motels, beach shacks, and restaurants with laminated place mats.

Now Avila Beach’s Front Street skyline is dominated by upscale hotels, fine restaurants, and million dollar condos. Up on the hill, next to the downtown area are ocean view homes priced way into the millions.

After the pipeline cleanup, a new children’s park was built next the one of the calmest pristine sandy beaches you have ever seen.  Forgot your swimming suit, or just want to get away from the children?  Go to the swimming suit optional beach to swim or tan on the sun warmed sand.

You can walk up to either of the two piers to go fishing, or buy live fish that come from the local fishermen.  There you will also find seals basking in the sun down on the pier stair platforms.

San Luis Bay Estates – If you do not need to live right on the water, you might be able to find a home in the gated community of San Luis Bay Estates.  There are several homes and condos for sale.  Pelican Point has condos that were built in the 80’s, most of them recently remodeled.  If you are looking for a lower priced home, and if you are patient, you might be able to find a home that needs to be updated.  Also, in the estates, are newer or brand new homes available with all of the niceties you would expect in a luxury home.

Just outside of the estate gates, the local country club offers two swimming pools, spas, and tennis courts. The Bob Jones Bike Trail passes right next to the country club, and there is a private gated entrance that allows estate residents to walk, bike or drive golf carts to the downtown Avila Beach front in minutes.

Homes on Acres – Lastly, there are homes in Avila Beach on acres.  If you are in the area, it would be worth the drive through this neighborhood, eventually one of these homes will go on the market, but be prepared as they often sell relatively fast.

There are many choices of homes in Avila Beach: homes with ocean views, in gated communities, large estate homes or modest condos. Home values have recently gone up in Avila, but with interest rates still relatively low, it is still the best time to find that second, investment home, or to live full time and enjoy this wonderful beach town.

Pismo Beach, California – Not Your Typical Beach Town

Pismo Beach is one of the five beach towns on the Central Coast with a pristine sandy beach and is internationally known.

Pismo Beach is comprised of four different areas which include:

1.  The Pismo Beach Corridor, located by the pier attracting thousands of tourists all year round. There are several small shops you expect to see near a pier including candy stores, ice cream stores, bars, and restaurants with every kind of food you can imagine. There is even a small bowling alley. Next to the pier is one of the nicest sandy beaches in California with waves large enough to surf on, and small genial waves where children and adults can play or swim in.

Most of the single family homes are small cottages or condos, but there are a few homes located right on the beach with expansive ocean views.

The Pismo corridor is the only area in Pismo Beach where homes can legally be used as vacation rentals. Prices tend to be higher because you can buy a 2nd home with the option of rental potential. Investors to using the homes as vacation rentals, have the capability of generating rental income as high as $750.00 per day.

2. The area affectionately known as Shell Beach has the same zip code as Pismo beach, but is a more upscale beach town on the cliffs. There are small beaches below the cliffs that can only be accessed when the tide is low, which also allows for tide pooling. If you are not fortunate to own a home with an ocean view, all you have to do is walk to the end of any of the streets and view spectacular sunsets or just relax in one of the many park benches provided by the city.

The ocean side or west side of Shell Beach has homes that are small 500 SF cottages or luxury ocean view homes as big as 10,000 SF on the bluffs. Along Shell Beach road there are several restaurants you can walk to and several hotels right on the cliffs.

The east side boasts new and older 1 bedroom and mid-sized condos, and large single family homes—many with ocean views.

3. Pismo Heights is located off of Wadsworth on the highest hill in all of Pismo Beach. Many of these homes have amazing ocean views and worth the trip up the windy roads on your way home from work.

4. The homes off of 4th Street, rest in a more traditional residential neighborhood with a mix older and newer homes. It is a very nice area to live in if you what to keep away from the tourists.

A large percentage of all of the four areas n Pismo Beach are used as second homes for many families wanting to live part of the year in the most beautiful part of the Central Coast.

Pismo Beach has its own city government, which includes services such as a police, building, fire departments, and highly rated schools.

Pismo Beach is clearly not your typical beach town. If your dream is to own a home near the ocean, Pismo Beach is one of the most desirable cities in the world.

Arroyo Grande (AG), is a wonderful little small town on the Central Coast of California

Centrally located, about ten minutes from downtown San Luis Obispo (SLO), getting to work or college is just a short drive. AG is also close to several other amenities such as, the Pacific Ocean with the Pismo / Oceano dunes for ATV riding and camping; Lopez Lake for boating, swimming or fishing and water sliding; fantastic five star restaurants; gyms with pools and tennis; movie and live theaters; boutique shopping and discount shopping.  Arroyo Grande has a Walmart and a Trader Joes, which for some is a must, plus there are a few nearby full service grocery stores: Haggens, Vons, Cookie Crock Warehouse, and California Fresh Market.

If you are looking to get away from the big city, but still want all of the services a big city offers, Arroyo Grande has its own police, fire department and a quality hospital, which is essential if you are planning on retirement now or in the future.

The climate’s mild temperature is conducive to outdoor activities with no need for an expensive air conditioner, which saves you thousands of dollars in electric utility bills compared to other hotter non-coastal areas in California.

Lake Lopez supplies the water to all of AG, and although residents are cognizant of the current drought, and are asked to be conservative with water, there is currently no evidence that there will be a complete water shortage anytime soon.

Like most of the nation, Arroyo Grande suffered price reductions due to the recent recession.  It is clear that the real estate recession is over, but prices are still lower than prices before the recession. Additionally, interest rates have not gone up significantly.

Of all of the San Luis Obispo communities, Arroyo Grande offers homes that have it all depending on what you want. You can find homes with: ocean views, single levels, RV storage, acreage, lakes, farms, in forests, or next to golf courses. There are palatial homes priced relatively low, and homes for first time home buyers.  Plus, Arroyo Grande real estate tends to be a good value compared other coastal areas in California.

As more people discover the natural beauty, and fantastic location, property and homes here are expected to rise in value significantly.  So it may be the best time ever to find a home in one of the most wonderful places on earth.
